Land Registry Procedures

After the delivery of the compulsory sale letter related to the real estate acquired by the Bank/Institution through the enforcement channel either in offsetting the receivable or through enforcement sale, an application for registration is made to the Land Registry Office. After the application, an SMS is received regarding the tax and appointment time, and the tax amounts are communicated to the Bank/Institution. Once the taxes are paid by the Bank/Institution, the registration process is carried out at the Land Registry Office at the appointment time. After the registration, a property declaration is made to the relevant Municipality, and all documents are delivered to the Bank/Institution.

  • Conducting the sale transactions of real estates registered in the name of the Bank/Institution to buyers by proxy.
  • Performing the registration procedures of real estates acquired in offsetting the receivable / receiving a compulsory sale letter at the Land Registry Offices.
  • Submitting a property declaration related to the real estate to the Municipalities.
  • Obtaining a "No Debt and Fair Value Letter" from the Municipality.
  • Making a notification related to the sale to the Municipality.
